Location Information
Five Star Senior Living's corporate headquarters are located in Newton, Massachusetts. Just 20 minutes outside of downtown Boston, the building features easy access to public transportation and the Massachusetts Turnpike.
Key Responsibilities

Summary:

Reporting directly to the Vice President of Financial Operations and Development, the Sr. Director of Facilities Management and Development will provide oversight, supervision, leadership, and mentoring to Regional Engineering as well as facility and construction personnel at Five Star Senior Living. With oversight of multiple assets, the ability to travel routinely is expected. The role will require close collaboration with team members in developing budgets as well as capital and operating expense plans related to building improvements and lease required improvements.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Conduct building audits, utilizing prepared audit forms of building operations practices for consistency with Five Star, local, state and federal Environmental, Safety and Energy laws, codes and standards of practice.
  • Oversee the development of engineering capital / operating project Request For Proposals’ (RFP’s) and review vendor proposals for conformance to Five Star engineering standards.
  • Where required, review corporate standard terms and conditions and with assistance of administrative staff, prepare professional service agreements for execution by the Vice President of Financial Operations and Development.
  • Accompany third party consultants on property tours related to developing contractor request for proposal specification development.
  • Review consultant recommendations with the VP of Financial Operations and prepare capital / material operating expense summaries for team members.
  • Attend acquisition / diligence transition meetings and assist in the implementation of Asset Management / community capital plans.
  • Review energy and water savings opportunities. Coordinate monthly review meetings with Regional Engineers and VP of Financial Operations.
  • Review monthly utility variance summaries from Regional Engineers and facilitate roll-up reporting.
  • Review quarterly reports to ensure the local engineering teams are meeting expectations. Develop systematic and/or training solutions for individuals/areas that require development.
  • Review new property equipment data sent for accuracy, completeness and relevance.
  • Periodically review the planned renovation, demolition or construction activities, review the environmental best practices with the Regional Engineers / VP of Financial Operations.
  • Annually review the changes made to the environmental record documents and review the changes to the environmental records with the Division Chief Engineers/Chief Engineers / VP of Financial Operations and Development. Prior to engaging third party consultants supporting sub surface investigations, environmental and Indoor Air Quality (IAQ) efforts, review the requirements with the Vice President of Financial Operations and Development.
  • Prior to self-reporting of notice provisions to regulatory agencies, review the requirements for notifying regulators with the VP of Financial Operations and Development.
  • This role would develop and manage the operating budget for the facilities management group and would be responsible to manage that budget.
  • Creation and development of pro forma major mechanical equipment replacements as well as oversee cosmetic renovations.

Work Environment

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

Physical Demands

While performing the duties of this job, the employee is regularly required to talk and hear. This position requires the ability to occasionally lift office products and supplies, up to 20 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Position Type/Expected Hours of Work

This is a full time exempt level Management position. Evening and weekend work may be required as job duties demand.

Travel

This position requires up to 50% travel. Frequently travel is outside the local area and overnight.

Required Education and Experience

• Bachelor of Science degree in mechanical or electrical engineering or related field.

• 10 years of direct experience in Real Estate physical site operations or a related field. An equivalent combination of education and experience may be considered.

• Firm understanding of construction codes, practices and standards, indoor air quality analysis and indoor environmental management issues related to Real Estate property operations.

• LEED AP certified preferred.

• Experience with computerized building automation systems, real time energy monitoring systems as well as computerized maintenance management systems.

• Knowledge of Energy Star Labeling of buildings and the USGBC LEED certification programs; familiarity with GSA lease requirements.

• Experience with the operating and maintenance of older buildings and systems.

• Project management experience related to the upgrading and/or replacement of major building systems.

• Proficiency with Microsoft Word, Excel, Outlook and PowerPoint is required.

• Demonstrated ability to present complex data in order to facilitate analysis and decision-making.

• MBA or equivalent preferred
